Who we help

Property owners, operators and the companies that build for them, from a landlord outgrowing spreadsheets to a real estate investment trust (REIT) reporting across a national portfolio.

  • Real estate agents and small brokerages who want enquiries followed up and viewings booked
  • Independent landlords and small property managers outgrowing spreadsheets and email
  • Proptech startups whose products need property management integrations and enterprise-ready security
  • Residential and commercial brokerages
  • Multifamily, single-family rental and commercial operators
  • Investment managers and REITs consolidating portfolio, investor and financial reporting
02

Outcomes

What changes when the work is done well. We agree the measures with you during discovery and report against them.

  • One connected view of leasing, maintenance and financials across the systems you already run
  • Leasing and screening workflows that are consistent, documented and defensible under fair housing rules
  • Buyer agreements and compensation terms captured and tracked in every transaction
  • Fees disclosed clearly and consistently in listings and applications
  • Portfolio and investor reporting built on governed data instead of manual spreadsheets
03

What we do

Our five practices applied to real estate: we build around your property management system rather than replacing it, and make the pieces work together.

What this covers

  • Resident, owner and investor portals and mobile apps connected to your property management system
  • Integrations between property management, accounting, CRM and building systems, so data is entered once
  • AI agents for leasing inquiries, tour scheduling and maintenance triage, with staff approving anything consequential
  • Document AI for leases, applications, invoices, certificates of insurance and inspection reports
  • Brokerage workflows for buyer agreements, disclosures and compensation tracking
  • Data platforms and dashboards for occupancy, delinquency, maintenance and portfolio performance

Compliance and security

  • Screening criteria applied consistently, with AI-assisted recommendations tested for fairness
  • Staff approve leasing and screening decisions, and every AI-assisted action is logged
  • Applicant and resident data kept under documented retention and access rules

Example use cases

Typical projects, from a small portfolio's first automation to programs across a national operator.

  • An agent team: website and chat enquiries into an Intake queue, viewings booked from a real calendar, and text reminders with YES to confirm, on the Ceety Platform
  • Landlord operations: online applications, rent reminders and maintenance requests for a small portfolio, connected to Buildium or AppFolio
  • Proptech integration: a startup's product connected to Yardi, Entrata and AppFolio through their partner programs, with SOC 2 readiness for enterprise customers
  • Buyer agreements: a brokerage workflow that records signed buyer agreements before tours and tracks agreed compensation through closing, reflecting practice changes after the 2024 National Association of Realtors (NAR) settlement
  • Screening review: an assessment of an AI tenant screening process for consistency, explainability and fair housing risk, with a remediation plan
  • Fee transparency: listings and application flows that show every required fee upfront, drawn from a single source
  • Maintenance triage: an AI agent classifies requests, asks follow-up questions and drafts work orders for staff approval
  • Portfolio reporting: a data platform combining property management, accounting and lease data for investor and board reporting
05

Integrations

We integrate with the platforms you already run, through their supported APIs and partner programs.

  • Property management: Yardi, AppFolio, RealPage, Entrata, Buildium and MRI Software
  • Accounting and ERP: QuickBooks, NetSuite, Dynamics 365 Business Central and Sage Intacct
  • CRM and marketing: HubSpot, Salesforce and leasing CRMs
  • Brokerage: transaction management platforms, DocuSign and multiple listing service (MLS) feeds under their license terms
  • Payments, identity verification and tenant screening providers
  • Data and analytics: Snowflake, Databricks, Microsoft Fabric, BigQuery and Power BI
06

Compliance and security

We design leasing, screening and data workflows to be fair, accessible and secure, and document them so you can show your reasoning.

  • Fair Housing Act: consistent screening criteria, clear adverse action notices and fairness testing for AI-assisted decisions
  • Fee transparency: required fees disclosed in line with the state and local rules where you operate
  • Accessibility: websites and resident portals built to WCAG 2.1 AA
  • Privacy: applicant and resident data handled under state privacy laws such as the California Consumer Privacy Act, and GDPR where it applies
  • SOC 2 and ISO 27001 readiness for proptech companies selling to large operators
  • Data processing agreements (DPAs) that set out responsibilities for the personal data we handle
  • Identity and recovery: single sign-on, phishing-resistant multi-factor authentication and tested backups
07

How we work

Small, reviewable steps, with security and evidence built in from the first sprint rather than added at the end.

  • Discover: short workshops to map leasing, maintenance, accounting and reporting as they work today
  • Blueprint: target design, integration list, controls and a release plan, with early wins identified up front
  • Build: phased releases, each tested, documented and reviewed with your property and finance teams
  • Run: monitoring, maintenance and improvement after go-live, as vendors and rules change
08

Timeline

One model for every engagement. Dates are estimates we confirm after discovery, not promises.

  • Discover: typically 1–2 weeks
  • First working release: typically within 6–10 weeks
  • Larger programs continue in phased releases; a full platform go-live is typically about 90 days
  • After go-live: ongoing support and improvement, if you want it
09

Engagement options

Three ways to work with us. Start with the one that fits and move to the next when it makes sense.

  • Assess: a fixed-scope review of your systems, integrations or screening process, with a prioritized plan you can act on with or without us
  • Build: a delivery program in phased releases, from a first integration to a portfolio-wide data platform
  • Run: ongoing support and improvement after go-live, including monitoring, maintenance and updates as systems and rules change

FAQs

Straight answers to the questions property teams ask us most.

Do you replace our property management system?
No. We integrate with Yardi, AppFolio, Entrata, Buildium or whatever you run, and build workflows and reporting around it. We do not sell property management software.
Can AI screen tenants fairly?
It can help if the criteria are consistent, the model is tested for disparate impact and a person reviews each decision. We build screening support with those controls and explain outcomes to applicants in plain language.
How do you handle buyer agreements after the NAR settlement?
We build workflows that record signed buyer agreements before touring and track agreed compensation through closing. Your broker and counsel set the policy; we make it consistent and auditable.
Do you work with small landlords?
Yes, with right-sized projects: online applications, payments and maintenance requests on the tools you already use, rather than a large program.
Can you connect our proptech product to property management systems?
Usually, depending on each vendor's partner program and API access. We build the integrations and prepare the security evidence large operators ask for.
How long does a first release take?
Discovery typically takes 1–2 weeks, and a first working release typically follows within 6–10 weeks, depending on integrations and scope. We confirm the estimate after discovery.
